Double room available from 25th July in all female house in Watford close to Watford Junction Station. Would suit single, professional female.
Shared use of lounge (with 2 x settees, small dining table & flat screen TV), bathroom (with both bath and shower), fitted kitchen (which includes dishwasher, washer/dryer, microwave, kettle, toaster, crockery, cutlery etc) and back yard.
This room comes unfurnished.
Rent includes all bills (gas, electric, water, council tax, TV licence and unlimited use of broadband) plus weekly cleaner (of lounge / kitchen / bathroom).
There is on-street permit parking outside the house (ie if you have a car you would need to obtain a parking permit from the council for a fee - maximum amount of permits per house is 2 so only 2 tenants can obtain permits at one time - I understand that one tenant already currently has a permit).
No couples and no sharers (as that would breach our HMO - legally only 1 person can live in this room), no pets, no smokers.
One month's deposit will be required (which will be registered/safeguarded via the DPS) plus one month's rent in advance.
Tenant will need to earn a minimum of £18,000 to pass the affordability check
Council tax band D (but landlord pays the Council Tax)
