Lodger has the permission to modify their room regarding furniture and wall hangings however may not modify any major components of other rooms.

Any damage to the property or its contents not fully owned by the lodger will result in the lodger being held liable and will sign an agreement stating and acknowledging this.
(Damage is deemed within reason - Normal wear and tear is understood and will not result in charges)
I will be getting a small dog (Puppy - Non-shed Border Terrier) in the near future so be aware of this if you are considering rental at this property.
Local Second Point of Contact will be provided should issues or management questions arise and I am not available.
Any complaints from neighbours will also be considered regarding rental termination should this occur.
Termination will be given with a full month notice should this be deemed necessary.
Lodger may end rental at any time and will recieve a refund for days of the current month not used.
Payment will be at the start of each month.
