1 bedroom self-contained annex

We have a bright, comfortable self-contained annex available, attached to our home but with its own entrance and plenty of privacy. It would suit a quiet, tidy lodger looking for a peaceful place to live just a couple of miles outside Beauly.

The annex has a hallway with useful built-in cupboard storage. From here there’s a good-sized double bedroom with a modern ensuite shower room, and a separate living space with a cosy wood-burning stove and French doors leading out onto a private patio.

The living area has room for a small dining table and sofa, and includes a fully fitted kitchen with integrated appliances (oven, gas hob, fridge freezer and washing machine).

Above the bedroom is a loft room which can be used flexibly as extra storage, a study, hobby or craft space.

The annex is warm and well insulated, with underfloor heating throughout, and would suit someone looking for a quiet, self-contained home in a rural setting with easy access to Beauly and Inverness.

The current ladders into the loft room will be replaced by collapsible ladders for easier access.

The annex is currently part furnished, however can be fully furnished if required by lodger.

The monthly rent includes all main bills — council tax, broadband, water and electricity — so there’s nothing extra to set up or worry about. An electricity allowance is included for normal day-to-day use, with only unusually high usage charged at cost.

We’re looking for a friendly, considerate lodger who’ll feel at home in a peaceful, rural setting. We spend a lot of time outdoors in the garden, planting, growing vegetables and generally enjoying being outside, so someone who appreciates nature and likes that sort of lifestyle would fit in well — and we’re very happy to share the space if you fancy a bit of gardening too. We value a relaxed, community feel while still respecting each other’s privacy, so the place would suit someone easygoing, tidy and sensible. We are also open to someone who values their own company and space. We have a 19 month old boy and a 5 month old girl.
