Located in a gated estate with a communal green for the estate and additional, separate communal garden for the flat. The area has plenty of nature walks, farms, butchers, golf courses, climbing centres etc around. I would really recommend High elms golf course and Keston ponds for walks as well as a really nice secluded walk behind the estate that has horse fields and a lovely view of London if you don’t want to have to drive to go for a walk 🚶‍♀️

ME🏃🏼‍♂️
- I am a 22 yr old man and my pup is an 8 year old springer spaniel
- I am super clean and organised without being precious about it and I would like someone the same (I don’t want to feel like I need to rewash or clean anything before use and likewise for you). A clean house is a clear mind as my mum used to say
- I do a mix of work from home and not, no set days per week
- Open to you having a life of your own in the flat (e. g., friends and family over occasionally) as long as your respectful of mine also
- I am a pretty good cook and enjoy cooking. Would be more than happy to cook for each other to share the load (not necessary though). If we have different tastes that ok too, I love to expand and explore what I eat anyway so even if it’s new I’m good
- I enjoy music, sports and adventures. I like to find new restaurants, bars, clubs, raves hikes to go to (I like new experiences no matter what it is)
- I love a good chat over a cup of tea and am happy to be a shoulder to lean on if needed. I am a social person and would like someone open to developing a friendship and hangout, share a meal, watch some TV, even travel together maybe (HOWEVER NOT ESSENTIAL)
SHELBY🐕
- My dog (Shelby) is police trained as well as road trained. She is extremely well behaved and friendly. She does love a stroke but understand personal space also
- Rarely barks unless alerting me to someone trying to come in the flat
- She is also an emotional support dog and has helped countless people to overcome their fear of dogs (in case you are unsure)
- You are more than welcome to walk her as you wish (after I have shown you her commands etc) she would love that.

*Bills and Utilities* ⚡️
- Council Tax - Band C ~ £220 pm to be shared (not included)
- Electric - Cost each month to be shared. Price unknown until housemate moves in and bill comes through (not included)
- Gas - Cost each month to be shared. Price unknown until housemate moves in and bill comes through (not included)
- Wifi - will be set up upon arrival, est cost £30-£50 pm to be shared
- Water - Included

A protected deposit of 5 weeks rent.
Extra charges can be incurred and will only be applied if:

- There is noticeable, avoidable damage that has not been put there via wear and tear
- If there is excessive mess/dirt through neglecting your responsibility to be clean (not spotless, just reasonably clean)
- If there is any damage that requires redecorating, this does not include general wear and tear.
- If keys are lost requiring new set or lock change

You will be given the chance to avoid these costs and fix yourself providing it is done promptly and correctly. I just want my home to be respected and similar condition to how it was found.
