Quiet, sunny, single room in private cul-de-sac

My tenants and I are looking for a mature, working British male to share a quiet, sunny house on a room by room basis. Single occupancy only.

The house is fully furnished and I provide a large range of cooking and eating utensils. The kitchen has 2 fridges and a freezer and each tenant has his/her own cupboard space in addition to a large larder.

Utilities and bills such as council tax, water, gas , electricity, internet and TV licence are all included in the rent. A cleaner comes twice monthly to keep the communal areas ship shape.

The house is semi-detached with a sunny south facing garden in a private cul-de-sac in a good area of Broadstairs.
The area is very quiet with off-street parking on the forecourt for one car. There are further on-street parking spaces on the main Oaklands Avenue itself.

The available single room is on the first floor and gets the afternoon sun. It has a new 3/4 sized bed, bedside cabinet.
A large built in wardrobe on the landing provides space for clothing and other belongings. it is only for the use of this room's tenant and has a lock on the door.
The sunny garden is fenced and equipped with cast iron garden furniture. There is a small conservatory attached to the living room, which can be used by smokers in bad weather. Otherwise this is a non-smoking house.
Assured shorthold tenancy agreement for 12 months on a room by room basis. Contracts to be exchanged after a month's trial period.

I have 3 gentlemen tenants. They are aged 40 to 55 . There is a delightful, friendly dog that lives downstairs. a bull terrior. The dog doesn't bark and sleeps all the time.
So this is not a house for someone that doesn't like dogs.
Also not a house for another animal.
