Housemate wanted for double room in Dover

Newly refurbished double room with built in wardrobe. House is 1950's mid terrace with lots of space and a empty loft if needed to store things.
Large kitchen and lounge with patio that gets all the sun.
There is free parking for cars but also on the bus 15 route to Canterbury
ME: I live alone and new to area. I've always lived in sharehouses until recently so wanted to rent out my spareroom for company as I enjoyed living with considerate/polite housemates. I like a chat and would like a housemate rather than a lodger so you can tell me about your day and we can have a giggle and this is why I'm in no rush to fill the room. Im looking for the right person rather than my bank account.
I would define considerate housemates as someone who does not slam doors, let's me know if friends are coming round, let's me know if they are having a long shower so I can use toilet quickly, empties bin, washes up, does not leave clothes drying for 5 days in the lounge etc
Bathroom only has a shower - no bath - but it's a GOOD shower!
Room is south facing so gets all the sun, and the sunset over the hills. Room has blackout curtains
Oh, I also have beige carpets so no shoes worn in the house please 🙏
You will need to be employed as part of the reference checks and a full DBS will also be done prior to moving in
Bills include gas service, gutter clearing and window cleaning but if someone wants to negotiate the other option is £500 rent and bills are halved between us
Deposit and 1st month's rent to be paid upon moving in
