Q: Is the property still available?
A: Yes. so? Tell me about yourself or provide a number to have a quick conversation. (50% of people asked these typed question have disappeared after my answer, because they are tyre kickers).
Q: Can you send me more details?
A: I cannot handle purpose less open ended questions like this. All the information we know is put on the listing. Plus anyone who ask a question like this, has no respect for the other person's time by completely dismissing the information we spent effort putting online, and still asking us to repeat ourselves.
Q: Can I have a viewing?
A: yes, potentially, but I need to speak to you first! I cannot comment on other landlord/agents' vetting procedure. But I often use the metaphor a landlord looking for a tenant is like a woman looking for a serious relationship. Most normal women do not on a blind date without knowing anything about the opposite side. So I don't offer blind viewings I am afraid.
Q: Can I do text or spareroom messages instead of calls?
A: Look. As a landlord, I have nothing to hide from my tenants and prospect, I am always prepared to tell them about the house as it is, and who I am. What you can expect from the house and from me, and what I expect from you. If you think you are too good and too important to have a conversation with me, and tell me who you really are, then you are probably 'too good' for my house.
Q: How do I know my mobile phone number is safe, and won't be sold on to a third party?
A: For all those small time thinkers out there. My rental business is registered with the ICO for data protection. Secondly, I have far more meaningful things to do in life than spying your personal data.
Q: What type of tenants live there?
A: We are a 'boring' house with a bunch of 'predictable' tenants. All employed and working, and have no time for party or making trouble.
Q: You seem to be the cheapest/most valuable room of all, why?
A: My business model is not shooting for the highest possible rent, but attract the higher quality tenants by giving them a competitive rent. This in return reward me with a house of long term staying tenants and little vacancy. Some of my rooms, tenant have been there 4 years or more. Who wants a neighbouring room that changes hand 4 times a year? that doesn't make you feel secure, not wanting to invest into any friendship conversation and not feeling like a home! because that indeed is a hostel not a home!
