Double room in quiet, calm, mature over 40's home

Hi, I''m a resident Landlord with one bedroom to rent for £450 a month in my home 5-10min walk to town, the harbour & East Cliff.

All bills included including Sky Ultrafast Full Fibre Broadband. I also ask for a £225 deposit.

Looking for a 40+ male who will commit to staying for at least 6 months, hopefully longer.

May suit a non-driver as limited permit parking.

One furnished room available includes a double bed, wardrobe & chest of drawers etc. I also provide a Freeview Box but you will need to bring your own TV.

Looking for a like-minded, easy-going friendly housemate who wants a quiet, calm, mature home. Someone who will be considerate & respectful in the house, self-reliant & follow a good house share approach.

A full house guide is provided on moving in. My house rules & standards include no smoking in the house only outside, no drugs & no drug odours, good levels of noise, cleanliness & behaviour, keep to guest rules & limits etc. Any questions beforehand please feel free to ask.

Although my house is imperfect & in need of some decorating & modernising (it's not the Ritz unfortunately) it is clean & tidy as best as I can & a quiet, calm secure home. It is fully gas central heated, the kitchen has usual mod cons & there is a large bathroom plus a second toilet room. There is no living room but there is a communal yard with a shelter, tables & chairs, washing line & bike shed.

I also have a timid but friendly 19-year cat although she doesn't have free rein of the house. No other pets or animals allowed.
