Large double room near Sandwich

I'm looking for a lodger for my spare bedroom. It is a large, second-floor room with a double bed, two large built-in wardrobes at one end and a seating area with TV at the other end.
The lodger will have sole use of their own bathroom. The bathroom is a good size, and has a shower over the bath. It is not ensuite.
The house is a new build, with landscaped garden, kitchen-diner, and a separate living room. Washing machine, dishwasher, broadband.
There is one private, off-road parking space included and on road parking available.
Woodnesborough is a small village within 25 minutes walking distance from Sandwich, approx. one and half miles.
There is an hourly, direct bus route to Sandwich, and Deal /Dover.
My house is clean, tidy and quiet. I have a small dog.
All bills are included, together with council tax.
