Room to rent in Dennistoun flat

Hi, I am a current PhD student living and working in Glasgow. My current flatmate is moving out around the end of November and we are looking for someone to take over his room.

It is a 3 bed flat however only 2 of the rooms are rented out, so there will just be 2 of us living there. There is a shared kitchen, bathroom and living room. We have our own small private garden at the front of the property and then there is a shared garden with the rest of the flats in the building round the back.

The rent for the room is £525 per month and bills are not included but usually cost around £40 each a month (wifi and electricity). The new tenant should be a student for council tax purposes. The landlords would prefer someone who can stay for at least 12 months.

I work 9-5 so I am out of the flat mostly during the day, but I am pretty easy going. I enjoy going to the pub and also having chilled nights in.
