Quiet area, well connected by bus, rail, cycle routes and road. Flat is in-between Scotstounhill train station and Garscadden Train station, bus stops on the adjoining roads at Lincoln Avenue, Polnoon Avenue and Anniesland Road. Free on street parking. All amenities nearby, shops, cafes, library, leisure centre, charity shops, parks. 2 miles Glasgow uni, 5 mins on train to Patrick walk up from there, 15 mins on bus or bike, 5 mile central station/school of art 10 minutes on train, 20-25 minutes on bus or cycle. Garden with shed for bicycles.

Friends/family welcome/visit but not a party house. We have a rescue cat who's friendly and I might get a rescue dog.

Must have a UK bank account.

Council tax is band C £175 a month includes water rates, if I secure two lodgers that will be divided by 3.

Bills at the moment are coming in at £50 a month for both gas and electricity for me, in previous years with 3 of us here it's been around £20 each in summer and £50 each coldest months of winter.

I am fairly pragmatic and practical. I am mutually respectful and as can be seen from photos, clean and tidy. I am applying for jobs UK wide so if I get a job elsewhere I'll be selling up and moving. Sales process takes at least 5 months so will be plenty of notice period if that route becomes viable. I have been offered some sessional lecturing hours in England, currently undergoing pre employment checks, but that's possibly near enough to clump together full days teaching at a time and commute intermittently for.

I'm happy to consider lowering the rent rate based on economic circumstances and symbiotic agreement. I am respectful of the LHA rates for under and over 35 year olds, and happy to negotiate on those
