Large double city centre all bills included

I’m looking to rent out a spare room. It is a large double. The other room has an en-suite, so the bathroom is yours. All the bills are included. There is a hyper optic broadband and also heating is on all the time, the flat is very warm. The secondary glazing makes it very quiet, despite being very city centre based.
I’m looking for a mature student or a professional. No parties, no smoking, female preferred.
There is an older resident cat, he is quiet and affectionate. Ideally looking for a cat lover who wouldn’t mind occasionally helping me out with looking after my furry baby as I travel or work late
Not suitable for couples.
