One room for share close to city centre & westend

Room Introduction:
3b1b (3 bedrooms, 1 bathroom). There are two bedrooms upstairs. The girl in the south-facing room needs to return to her home country, so we’re looking for a new tenant. The north-facing room is currently occupied by a female PhD student. The upstairs bathroom and the downstairs kitchen are shared.

I’m the landlord (a female software engineer). My family is in another city, so I live here in Glasgow alone, using a room downstairs. Apart from using the shower room, I rarely go upstairs (since there’s also a restroom downstairs). I usually use the back door to enter and leave, and because of my busy schedule (out from 8am to 10pm most days, plus a few months each year when I’m away), you’ll mostly only see me around on weekends.

The room comes furnished as shown in the photos. There’s also a built-in closet outside the room for the south-facing room.

House Introduction:
The property is located in G20 7UZ. Lidl supermarket is right outside. A large Chinese supermarket (Wan Fung Hong) is about a 9-minute walk away. Within a 30-minute walk, you can reach various universities and Glasgow city centre.

The house has two floors (ground floor and first floor) and is in a residential area with very little traffic.

Council tax band: B. Electricity and hot water bills are shared, usually around £40 per month. Student is exempt from paying council tax. For professional, we can share the tax (£90 per month).

Parking:
Free parking from 6pm to 8am, and all day on weekends.
