Double room in Thornwood for rent

Hi there
My flatmate is moving out and I am looking for someone suitable to take over his tenancy/room.
Room will be available from the 25th October, part furnished - flat mate will be removing his bed. Built in wardrobe, chest of drawers and bedside table will be available along with an obscene amount of shared storage space around the flat. Will upload more recent pics as soon as I can. Ones uploaded are from when I moved in. Not much has changed as I’ve only been here around 5 months myself.

About me -
I am 27 years old, and work as a restaurant manager in the city centre. I work a contracted 40-45 hours a week, and am often home when not working, resting or catching up on chores.
In my downtime I enjoy cooking, running, eating out (I love food), meeting friends, pool, movies etc.
I’m quite social and would love whoever I live with to feel comfortable using the shared space and bringing people over, but to just be respectful - keep the space clean and keep noise to a minimum at late hours. I’m pretty easygoing about most things however.

I would love to live with someone with a similar lifestyle to me, preferably not someone who needs to work from home/9-5 as my hours can be quite different - on weekends sometimes I won’t finish work until 1-3am so hospitality or antisocial work hours would fit best for me (but anything considered.)

The space is absolutely beautiful. With an open plan kitchen and living room all completely furnished, and a cute balcony overlooking Thornwood area.
10-15 min walk to both Hyndland and Partick train stations and bus stop right at the front door, and very quiet location. Street parking available if needed, I don’t drive.

Hardwood floors large fridge freezer and washing machine.
The flat is entirely electric, no gas. Rent for the room would be £575 bills coming to around £175.75
Council tax band B - £180 / £90 each
Electricity with octopus 🐙 set at £85 a month / £42.5 each
WiFi with Sky at £46.50 / £23.25 each.
No surprise costs, total cost of the flat comes to £750.

Cats considered. Smokers allowed. Females only please and NO students as I need someone to cover half the council tax.
This is a sublet situation but legally signed for by the landlord - can show evidence of this through messages and the printed tenancy agreement. I would be looking for a landlord reference and a little renting history along with a soft credit check through Experian.
