Quiet room for rent in Shawlands area

2 bed flat in the Shawlands area, on a quiet side street. First floor with steps to access it. Rent is £950, split equally between the two tenants, so £475 each. Council tax band D, comes in at £235 per month, again split evenly to be £117.50. Wifi £12 each, gas and electric vary by month but usually between £50-70, which is then split evenly. Students are welcome to enquire, but would still be expected to pay half the council tax bill.

This is a nice flat with a welcoming atmosphere and lots of natural light. It has good bus and train connections to the centre of town, and a small residents car park which usually has spaces. The flat consists of a living room, two bedrooms, galley style kitchen, and a bathroom. A decent amount of storage in the room, a dedicated storage cupboard, and space in the shared living room. The flat is rented through a letting agency who require a bit of a background check and proof that you can pay the rent - nothing too intrusive, but not avoidable.

The room is unfurnished, with a built in wardrobe - the furniture in the pictures is from a previous flatmate. There's space for a double bed, chest of drawers, and desk/table.

I'm a professional working in the city centre, and I'm out of the house most weekdays. I'm queer, vegetarian, and don't drink or smoke. In the evenings I'm mostly at home, reading or crafting. I tend to hang out in the living room, but am happy to share the space or to use my room if you're having a film night or something. I'm mostly a homebody, not much for going out or having people over every night, but happy for a chat or to share stuff occasionally.

I'm looking for a flatmate who's happy to share responsibilities for the cleaning and upkeep of the flat, isn't interested in having people over every night, and is respectful of shared spaces. Would prefer someone queer, and vegetarian or vegan, but these things are not deal breakers.
