The property features a spacious shared living area and a fully equipped kitchen with washing machine. Clean, well maintained, and located close to local amenities, M65 and transport links. On an upscale small modern estate close to scenic canal and open countryside. Parking available on driveway with electric car charger (electric use charged extra at nominal rate).

There is an additional bedroom used for a few weeks a year by my family, and an office that could be available for an extra sum if lodger works from home. Garden shed available for limited amount of storage.

Gas, electric, water, council tax, TV, WIFI all included in rent (within reasonable use). Lodger must be prepared to share the cleaning. Overnight guests by prior agreement only. Available immediately.
