The room is in a clean, well maintained house on Tulketh Brow, Ashton, Preston (PR22JJ). The room is fully furnished with a bed, wardrobe, bedside cabinet and large chest of drawers. The room has just been decorated. Overall the room is very clean and tidy. The rent includes all utility bills.

The room is available now. Professionals only please.

The house has a large kitchen, lounge and two bathrooms.

To qualify you will need proof of employment, one months rent up front, and the deposit. The deposit is negotiable and may be reduced depending on quality of reference or if you can provide a guarantor.

The other tenants are friendly and tidy. I have over 15 years experience as a landlord and aim to keep the tenants happy and the house clean and well maintained at all times. I'm happy for you to speak to the current tenants should you wish (and if I can arrange it as they always seem to at work).

For the consideration of the other tenants the house is strictly non-smoking throughout. It is fully compliant with local regulations and has:
- self-closing fire doors
- thumb-turn locks on all bedrooms
- inter-connected smoke and heat detectors
- an up-to-date gas certificate
