I'm looking for a friendly, considerate lodger to share my modern home in a quiet residential area of Leyland.

The house was built in 2022 and has recently had brand-new carpets fitted throughout, along with new bedroom and living room furniture. Everything is fresh, clean and ready for someone to move in.

I'm hoping to find someone who'll feel comfortable making themselves at home, rather than just treating it as somewhere to sleep.

### The Bedroom
The room is a good size and comes fully furnished with brand-new furniture:
- Single bed with built-in storage and a new mattress
- Wardrobe
- Chest of drawers

The room could accommodate a double bed with some rearrangement, although it's currently furnished with a single.

You're welcome to add your own personal touches to make the space feel like yours.

### Your Extra Room
As well as the bedroom, you'll have use of a separate small room (approximately 7 × 7 ft).

It's ideal for a home office, gaming setup, hobbies or extra storage, and it's completely empty and unfurnished so you can arrange it to suit your needs.

It's not intended to be used as an additional bedroom.

### Bathroom
You'll have almost exclusive use of the main bathroom, which has a modern walk-in shower.

I have separate bathroom facilities myself, so while the main bathroom isn't strictly private, you'll ordinarily have it to yourself.

### Living Spaces & Extras
You'll have full access to the shared living room and kitchen, along with:
- Brand-new carpets throughout and new living room furniture
- Fully equipped kitchen, including dishwasher and washing machine
- 2 Gbps symmetrical fibre broadband, ideal for working from home, gaming and streaming
- Verisure security alarm system with 24/7 professional monitoring and guard response

- Monthly professional cleaner and regular gardener
- Modern, energy-efficient house

All normal household bills are included in the rent, including gas, electricity, water, council tax and broadband.

There's no dedicated driveway parking space available for a lodger.

### Location & Transport
The house is in a quiet part of Leyland, with good transport links and local amenities nearby.

- Leyland train station is approximately 15 minutes' walk away, with connections towards Preston, Manchester and beyond.
- Easy access to the M6 at Junction 28, as well as the M6/M65 interchange to the north.
- Good connections to the M61 for commuting towards Bolton and Manchester.
- Morrisons supermarket, petrol station and other local shops nearby.
- Leyland town centre is also within easy reach.

Whether you drive, commute by train or work from home, it's a convenient place to be based.

### A Bit About Me
I'm 37 and work in Business Intelligence.

Outside work, I'm into cars, motorsport, technology and gaming. I'm also involved in running a small events business.

I'm pretty easy-going and enjoy a relaxed atmosphere at home. I'm always happy to have a chat or share a coffee, but equally appreciate that everyone needs their own space and privacy.

I like keeping the house clean and tidy, but I'm not expecting anyone to live in a showroom!

### Who I'm Looking For
Ideally, I'm looking for someone who wants to settle in for the longer term and will treat the house and shared spaces with respect.

I'm happy living with someone sociable or someone who prefers keeping to themselves. What's important is that we get along, communicate well and respect each other's space.

I'd appreciate someone who cleans up after themselves, particularly in the kitchen. There's a dishwasher, so there's no need for dirty plates to pile up in the sink!

### Rent & Arrangements
£625 per calendar month - all bills included.
- £625 refundable security deposit

- One month's notice from either side
