Room to let in my 2 bed house

I have a room for a single person that will be up for rent shortly in my 2 bed house.
It is currently occupied but the person is moving out this week.
There is access to bathroom, kitchen and garden.
I have 3 kids that stay most weekends which sleep in my room, also have a pet cat.
I'm a down to earth guy who just works and chills a fair bit at home. I keep myself to myself, not really a loud person.

All bills and broadband included just buy and cook your own food
First months rent only to move in.
