Friendly House, 5mins to Fosse Park £550pm ALL IN

Hello, I've rented out rooms since 2010 and shared with various occupants of all ages. The house has a shared living room, bathroom, kitchen/diner. There's car parking on the drive for 1 more car and off road parking within the close. The house is situated 5 minutes away from Fosse Park and the M1 Junction 21.

Currently there's a double bedroom in the house up for rent. The room is available for viewings and can be occupied straight away.

I'm looking for £550 per month fully furnished. Included is a large wardrobe, a double bed with mattress, 2 bed side tables and cube storage.

All bills are included in the price, rent is on a rolling monthly basis with a one month notice period. Minimum stay is 3 months. The house comes equipped with washing machine, gas central heating, bath/shower, fire alarms, carbon monoxide detector, fridge/freezer, 1gig broadband, living room TV, kitchen utensils, electric cooker/hob and furniture in the communal areas.

I live with my partner in Devon but come home once per month to check on things. The existing lodger is a gentle giant older polish man. He looks after the place, speaks good English/Polish, and works at the hospital.

It’s expected lodgers clean up after themselves and leave communal areas as they were found. There’s a cleaner who comes in for 2h per week to look after the rest.

POLITE NOTICES:

The house is not a self storage facility.

Guests are welcome to come over as long as they respect the house, its kept to a minimum and doesn't cause any disruption.

I've heard every sob story in the book... if you can't pay your rent each month then we shouldn't be wasting each others time. The deposit is one months rent..

This is a residential property, no businesses.

No couples.

Working professionals only.

Smoking outside.

Notices are in place as the last thing anyone wants after a long day is to come to drama.
