A comfortable and relaxed place in the village of Sutton Bonington for people looking for a quiet life in a quiet village. I aim to create a household of thoughtful, considerate, easy-going people of mixed ethnic, cultural and national origin who will allow you to to be you. There are up to twenty of us.

Room 1 is available now. It is on the first floor, first room, closer to the to of the stairs. It has a view South, down Park Lane. (See photo - we're going to prime the tree when it drops it's leaves.) It's also convenient for the first floor wetroom. You can choose between the ground floor kitchen and the top floor kitchen.

Room 10 will be available at the beginning of the month, after some refurbishment work is complete. It is the largest room in the house. It's on the ground floor by the front door, and faces South over a garden area. It is convenient for the ground floor kitchen, garden, and shower room,

Room 5 faces has a relaxing view through large windows to the North over the neighbour's courtyard. It is a large double room at the end of the first floor. It has been recently redecorated.

The maximum Local Housing Allowance for this area is £78 per week, £339 pcm. If you are on a low income or benefits, this is your maximum entitlement. You will see that that is the rent I now charge for the majority of my rooms.

Pets are usually welcome. At the moment we have two dogs. I will only have well behaved animals. Dogs must be friendly with other dogs and people, and must be carefully introduced to the ones already here.

The house is a 1908 farmhouse built with great character and set in the village of Sutton Bonington. All the rooms are of a large scale - even the smallest. There are plenty of facilities, including a kitchen/dining/sitting room on the top floor, and a large traditional farmhouse kitchen on the ground floor. There is fast WiFi throughout the property. There is off road parking.

Smoking is absolutely not permitted in the house. In fact, it is illegal.

There is a large relaxed garden which backs on to open countryside, There is a basic swimming pool which is well used in the Summer when lodgers request it is filled. (It is currently unused). The field immediately to the rear is usually for horses through a village sharing scheme - ask me if you want to know more.

The village is home to the out-of-town campus of Nottingham University. There is a free to all shuttle bus to Nottingham's campus running every 20 minutes, passing Nottingham Trent Uni. The village also has a sports centre, a post office, two local pubs and a newsagents/off-licence all within a short walk. Loughborough Rowing Club is only a mile away, but if you want nightlife, this is probably not the place for you - even though the pubs do stay open very late if you are in them.

COVID-19 has stopped the hourly bus service between 0755 and 1800 to East Midlands Airport from Loughborough. The nearest useful bus stop in use at the moment is 2 miles away. Hopefully, this will be fixed soon.

There is a shower room with a toilet on the ground floor, a wet-room and toilet on the first floor, a large wet-room with toilet and a bathroom with toilet on the top floor. We are happy to have couples and children. There are three washing machines. I use the washing line for drying, but there is a tumble dryer.

Bills are a fixed amount of £95 per calendar month. This includes, Broadband, a TV licence, Amazon Prime, Amazon Music, cleaning materials, bin bags, toilet paper and anything else which is not personal. I'm afraid for double occupancy, there is double bills.

We have significantly more kitchen space than most houses, including two kitchen cupboards per room, half a fridge per person and dedicated freezer shelves.

For short let's of 1-3 months, I charge an additional two weeks. For 1-4 weeks, I add one week plus 25% of the weekly rate.

You need to be aware that I am currently in dispute with Rushcliffe Borough Council about the suitability of the house for lodgers. My expectation is that this will be resolved over a period of many months, but the outcome is uncertain. You will be able to make your own judgement when you visit.
