This is a superb large double room in a large, modernised/decorated house in the West Parade area of Lincoln.

The house is less than a minute to the Sainsbury's Local on Carholme Rd, roughly about five minutes walk to the Brayford pool area and ten minutes to the centre of town or 10 minutes the other way into the countryside down the river. The University of Lincoln campus is just over the Brayford bridge.

I am a live out landlady, a professional who now lives and works in Sheffield comes back the odd weekend every few months to tidy the garden or sort anything that may need doing in the house, very well looked after.

The other housemate, Ted, who you will share the house with is also a professional. For the majority of the time there will just be the two of you in the house.

I am are looking for another professional/masters student to join the house after our current housemate has decided to buy their own place.

The property is non-smoking and rent includes all bills (electricity, gas, council tax and water). Broadband is also included and accessible through-out the house (Virgin M100 Fibre Broadband). There is on-street parking available however you will need to purchase a parking permit from the council.

The room available is decorated in natural colours and has a light and airy feel benefiting from lots of natural light. Furnished with a wooden double bed with memory foam mattress, a large double wardrobe, two sets of drawers and bed side drawer unit.

The property has a large lounge and adjoining dining room. The kitchen is modern with plenty of cupboard space. The bathroom has recently been redecorated and features both a walk in shower and bath. There’s also a great garden area with a good sized artificial lawn and decked area which is great for relaxing in during summer evenings and at weekends and is great for BBQ!
