The property is located on Wilson Street in the sought-after Uphill area of Lincoln, just a short walk from the Cathedral Quarter, Bailgate and Lincoln Castle. Situated on a quiet no-through road, it offers a peaceful setting while remaining close to local amenities, schools and transport links.

This is a 12-month resident landlord (lodger) agreement. The lodger(s) will have exclusive use of the spacious main double bedroom, together with shared use of the living room, dining room, kitchen, bathroom and garden. The second bedroom will remain the homeowner’s private room, used as a home office and for storage of personal belongings. It is not included as part of the accommodation and will be retained for the homeowner’s use when returning home between periods of travel.

As the homeowner, I will be travelling for much of the year but will return to the property occasionally. During these visits, I will stay in my private room and continue to share the communal areas in the usual way. The arrangement is intended to provide a comfortable, straightforward home while allowing me somewhere to stay when I return to Lincoln.

The property offers two reception rooms: a comfortable living room and a separate dining room with useful under-stairs storage, together with a fitted kitchen. Upstairs is the spacious main double bedroom, which includes a built-in wardrobe and direct access to the bathroom. The bathroom was fitted last year and features both a walk-in shower and a bath. A brand-new boiler was also installed at the same time. The home also benefits from UPVC double glazing throughout.

Outside, there is a south-facing enclosed garden that is easy to maintain, mainly laid to lawn with patio areas at both the front and rear. A brick outhouse provides additional storage.

As the property is a mid-terrace, access to the garden is via a shared passageway through the neighbouring property. The neighbours are quiet and considerate: an elderly gentleman with his dog on one side, and a mother and adult daughter on the other, both of whom keep their gardens well maintained.

On-street parking is available directly outside the property and does not require a permit.

The house is offered furnished, including outdoor seating. The property is smoke-free and pet-free.
