3rd floor — the only other studio this size is on the ground floor, so this is the sole elevated option of this size in the building

Fixed term: 19 September 2026 – 11 September 2027 (full academic year — please note this is slightly longer than 11 months, as SpareRoom's dropdown doesn't offer an exact match)

Rent is £189/week, matching my signed contract with Student Castle. I'll refund £10/week directly to you once you're moved in, bringing your effective cost down to £179/week — in line with what Student Castle currently advertises for this room type.

Bills included (water, and reasonable use of gas and electricity).

Council tax: Exempt — this is purpose-built student accommodation, occupied exclusively by full-time students.

EPC rating: C (see uploaded certificate — this is a building-level certificate managed by the landlord/agent and has expired; renewal is their responsibility, not something I can action as an outgoing tenant).
