Hello! I am looking for one friendly and considerate lodger to share my modern two-bedroom home in Stamford.

The room is currently used as a home office and will be prepared as a bedroom before move-in. It can be furnished or unfurnished, depending on the right person’s needs. If furnished, I can provide a bed with a brand-new mattress, chest of drawers, and a desk and chair if required.

The room has dedicated storage in a deep built-in cupboard immediately outside the bedroom, which will be fitted with a clothes rail and space for shoes and other belongings.

You would share the house only with me, the live-in owner. I previously had a cat who sadly ran away, and I may adopt another cat in the future, so I am looking for someone who would be comfortable with this possibility. The home is clean, calm and friendly, and I value both a nice conversation and each person’s privacy.

You will have use of the shared kitchen, dining area, living room, bathroom with bath and shower, downstairs WC and enclosed garden. The garden is maintained monthly and includes vegetable beds. There is also a shed in the garden, which can be used for additional storage by arrangement. The house has a dishwasher, washer dryer and broadband.

The rent includes a weekly professional clean of the shared areas and the lodger’s room, on a mutually agreed day. The lodger would still be expected to keep their room reasonably tidy and clean up after themselves.

There is off-street parking beside the house, with a dedicated space available for the lodger.

The location is very convenient, around 10 to 15 minutes’ walk from Stamford town centre. Morrisons and Aldi are at the entrance to the estate, and the GP surgery is around a 10-minute walk away.

Rent: £625 per calendar month, including bills, subject to reasonable usage. A reduced rate can be discussed for a Monday-to-Friday arrangement.
