We have a large, beautifully furnished bedroom available in our lovely character home in Boston, Lincolnshire.

We're a professional, hardworking married couple looking for the right person to join our household.

The room is £500 per calendar month, with bills included.

The room is spacious, bright and furnished in a traditional style.

It currently includes:

👗 Two double built-in wardrobes
🗄️ Chest of drawers
📺 TV with streaming/Fire Stick facility
❄️ Personal fridge
✨ Beautiful furnishings
🌿 Plenty of space and natural light

The bed can be changed from a king-size to a double by arrangement.

We're happy to discuss sensible changes to the room for the right person.

You'll have access to our shared home, including:
🍳 Large kitchen
🍽️ Dining room
🚿 Large shower room
🌳 Garden
🧺 Washing machine
🔥 Central heating

The kitchen and dining room provide plenty of space to relax, eat and enjoy the home.

🛋️ FUTURE PRIVATE LIVING ROOM OPTION
There is also something we're working towards that could make this accommodation particularly appealing.

We are currently carrying out work within the property to create a separate entrance/door into another living space.

Once the work has been completed, there will be the option for the successful lodger to have this additional room as their own private living space.

This could provide somewhere separate to relax, watch TV or simply have your own space away from the main household.

Please note that this room will NOT be available immediately, as the works need to be completed first.

The additional living room will be completely optional and would be an extra £100 PCM once available.

Bedroom only – £500 PCM
Bedroom + future private living room – £600 PCM

You won't pay the additional £100 until the room is actually available and you choose to take it.

We're friendly, relaxed and easy-going, but we value privacy, respect and good communication.

We're looking for somebody who is happy living in a shared home and understands the importance of respecting the people they live with.

This is important!
We have dogs and they are very much part of our family. 🐾❤️

You therefore MUST be comfortable around dogs and happy living in a genuinely dog-friendly household.

If you don't like dogs or are nervous around them, this probably won't be the right home for you.

We're particularly interested in a professional, reliable person working regular full-time hours, including contractors and tradespeople.

This accommodation is NOT suitable for couples, someone looking for completely self-contained accommodation, or someone who isn't comfortable living around dogs.

💷 £500 PCM – BILLS INCLUDED
The rent is £500 per calendar month and includes the agreed household bills and facilities.

We're ideally looking for someone who wants to stay around 12 months, although we can consider an initial six-month lodging agreement for the right person.

This is a lodger arrangement within our private home, rather than a separate tenancy.

A formal lodging agreement will be provided, and you'll have the opportunity to read everything before committing.

This isn't simply about finding someone to fill a room.

We want someone who will be comfortable here, enjoy the space, appreciate having a lovely home to come back to after work and become part of a respectful household.

🔐 A LITTLE NOTE ABOUT THE HOUSEHOLD
As this is our private family home, there are sometimes children and vulnerable people present at the property. All those living in the household currently have DBS clearance.

For everyone's safety and peace of mind, a DBS check will therefore be required before the successful applicant moves into the property.

The full cost of the DBS check will be covered by us, so there will be no cost to the lodger.

This is simply part of our safeguarding process and helps ensure that everyone living in or visiting our home feels safe and comfortable.
