The Room

After six years in the flat, our flatmate is moving in with his partner, so we're looking for someone to take over his room in our three-bedroom flat from 12 August.

The room overlooks the garden and gets good morning sun. It comfortably fits a double bed, desk, and storage, making it well suited for hybrid working.

You'll be sharing with two professionals in their 20s and early 30s. We all have our own lives and routines, but we're friendly, respectful of each other's space, and tidy without being obsessive about it.

The Flat

The flat is spread over two floors and has an eat-in kitchen that acts as the main shared space. There isn't a separate living room, but the kitchen is large enough for cooking, eating, and hanging out.

We also have a lovely private garden patio, which gets plenty of use in the warmer months for BBQs, drinks, and a bit of gardening.

We use a cleaning rota to keep the flat tidy and running smoothly.

Bills

Bills are not included in the rent and are typically around £100 per month, covering council tax (Band C), broadband, water, gas, and electricity. Costs tend to be lower in summer and higher in winter.

Location

The flat is really well connected, with excellent transport links and plenty of amenities nearby.

5–8 minute walk to Aldgate East and Whitechapel stations
5 minute walk to Brick Lane
15–20 minute walk to Liverpool Street Station
Excellent local bus connections
Tesco, Sainsbury's, Aldi, and plenty of other shops nearby

Victoria Park, Weavers Fields, Bethnal Green, Shoreditch, and Hackney are all within easy reach.

We're looking for someone friendly, considerate, and reasonably tidy who is looking for a home rather than simply a room.
