Offering a furnished single room in our welcoming, well-travelled family home. The room is available for 3 months initially, with the option to extend if it’s a good fit.

5min walk to Anerley Windush line and 15min walk to Penge East station.

Close to shops including Penge high street and sainsburys and Aldi

🏡 What’s included:

All bills (electricity, water, council tax, etc.)

Access to a shared bathroom – we’ll agree on morning times to keep things smooth

Toilet also downstairs available

Use of kitchen at agreed dinner times (includes use of all appliances, plates, cutlery, etc.)

One kitchen cupboard, two fridge shelves, and some freezer space

Broadband

Access to a small garden

Bedroom has single bed with drawers, cupboards , desk and wardrobe

👩‍🦰 About you:
I'm looking for a professional female who is clean, tidy, and easy to live with. Someone who’s respectful of shared spaces and enjoys a mix of socialising and personal downtime. A love of travel and culture is a bonus — would love to chat over a glass of wine or watch the occasional Netflix show, but also value privacy and personal space.
Also needs to be ok with cats and a child, we have just 2 cats and my daughter is 7.

⏰ House rules:

No noise after 11pm on weekdays

No couples or male tenants

No smoking inside, vape is ok

Clean and tidy after self

🌱 Extras:
From time to time, we may be able to reduce the rent a little in exchange for help with cleaning or gardening but this is only a couple times a year.

Deposit is £230 plus the weeks rent and then £115 on the same day every week . Deposit will be refunded at the end of stay as long as all is okay.
