Friendly North London Garden Flat - Zone 2

Bedroom (currently not being used as a bedroom)

I'm looking for a woman, aged 45+, to move in with me and two cats.

Less than 10 minutes to Archway station. I love the area. It's safe and peaceful and set within conservation area surrounded by families.

The flat is a 1 bedroom, so no living room. It is an old flat, with quirks but …. our bedrooms are on opposite ends of the flat. The bathroom was refurbished a few years ago, all the windows are double glazed, there’s also a basement and unruly garden…..

The bedroom is unfurnished and a proper double - you can fit a double bed, sofa, desk etc in there. The room is at the front of the property and the carpet was replaced this year. It's also a very, very sunny room.

It's important that you're a decent, honest, nice, positive, self sufficient and respectful person. You will have experience of living with cats and genuinely like cats. The cats have free reign so if you don't like cat fur, cat paw prints, cats hanging out in your room or cats sleeping on your bed then this is not the place for you.

I'm also keen to live with someone who isn't going to have people over all the time. I rarely, if ever, have people over when my housemate is around.

I like art, tennis, current affairs, culture, history, laughing, travelling, walking and tons of other stuff .... I work full time for a news/media org doing a standard M-F job and wfh, in the common area, one day a week (usually Fridays).

Current TOTAL monthly bills (est). These generally increase April each year. Currently it's just under £800 per month all in.

Rent - £1155
Electric/Gas - £91
Water - £80 (I just got a water meter so this will, hopefully, decrease)
Council Tax - £184
Internet - £24

There's also an annual charge for garden waste collection and the usual general household expenses such as cleaning products + toilet paper.

Rent is due on the 9th and other bills the 21st of each month.

Deposit is £800.

Proof of identity, ability to pay bills and the right to live in the UK required.

Initially meeting via zoom or alternate online platform ....
