1 bed garden flat sublet lovely area inc.all bills

I'm looking to sublet my peaceful one bed garden flat for 3 weeks from 15 December until 8 January 2026.

Rent amount includes all bills.
I'm a single professional female and would ideally like to find someone similar. It's the perfect size for one person (which I would prefer)- if you are a couple you'd need to get along well and not have too much stuff ;)

There is great storage. The plan would be for me to put all of my personal belongings (clothes etc) into storage, but leave all the kitchenware and appliances etc for you to use as you need-whatever works best.

This flat is absolutely lovely and I have built great relationships with my neighbours. You'll feel welcome with them around you. The flat is in a beautiful garden. It's shared with two other flats but you'll rarely see anyone else and you will mostly have it all to yourself.
The seating area outside the flat is only used by me/ you. You can't smoke on the property, so if you do smoke, you can just smoke out on the footpath.

It's a fabulous area for transport, only 5 min walk to to Streatham Hill train station and loads of buses to Brixton, Clapham, Central London, Croydon, and other locations. You can be in Brixton in 10 minutes or walk in 30.

It's also a 20 min walk to Balham underground/ overground station (15 if you walk fast) across the top of Tooting Bec Common. You'll have a wide choice of gyms, bars, supermarkets, cafes and pretty much anything you need.
You're also 2 blocks away from the amazing Tooting Bec Common.

I've had a tough year with work, redundancies and a mother with dementia in Australia so I'm taking a short break for myself.
I'm 47, single, work in HR here and at sea.

I am asking for a (negotiable) deposit of £200 and/ or a reference, which you'll get back as soon as I'm back and everything is in order.
