Rent: £1,058.33 pcm.

Bills: Around £100 pcm incl. Wi-Fi + Council Tax + Cleaner (every fortnight).

Deposit: £1,465

The house is in a great spot between Balham and Tooting Bec, with **less than a 5-minute walk to Tooting Bec Tube station** and **less than a 1-minute walk to Tooting Bec Common** 🌳. Parking permit available if needed (apply via council).

It also has a lovely garden that's perfect for summer evenings ☀️.

We also have a genuinely great landlord who's very responsive and quick to sort out anything that needs fixing.

You'll be living with 5 friendly professionals (3 women and 2 men) working in management consulting, sales, and tech.

Everyone has their own lives during the week, but it's a sociable, relaxed house where people enjoy the occasional dinner, pub trip, or BBQ together 🍻.

The current tenancy runs until July 2027, but if your circumstances change before then, the landlord has always been happy for tenants to find a replacement and swap someone into the house.

**Viewings are available during the week of 18–27 July or after 5 August** as I will be on holiday in-between ✈️.
