Double Room in Balham
Our current housemate is leaving us to move back to Ireland. So, we are on the search for someone new to join our Balham home! We’re a mixed gender house and we are looking for a female flatmate to keep the balance.
~ THE FLAT ~
The flat is a spacious 4-bedroom, 3-bathroom flat spread across two floors.
First Floor:

- Bedroom 1 + Ensuite (Jack’s room)
- Bedroom 2 (James’ room)
- First Floor Bathroom (primarily used by James)
- Back Garden Access
Second Floor:
- Living room (lounge room with TV, bar area and Juliet balcony)
- Bedroom 3 (Available room)
- Bedroom 4 (Anna’s room)
- Second Floor Bathroom (shared by new person and Anna).
The flat is large, modern, fully furnished, filled with natural light, and has a back garden for those warmer days and nights.
~ AVAILABLE ROOM ~
The available room is a spacious double room on the second floor, with space for a desk to work from home.
The room has a built-in wardrobe, double bed with mattress, and two side tables.
~ THE LOCATION ~
The flat is situated in a great location, a 10-minute walk to Balham High Street, with access to great cafes, pubs, and shops. Balham, Wandsworth Common, and Tooting Bec Stations are all a 10-minute walk away with access to both underground and train services. Both Wandsworth and Tooting Commons are within a 10-15 minute walk.
~ CURRENT HOUSEMATES ~
Jack is 32 and has lived in London for almost 10 years. He is a bit of a social butterfly and loves going out to gigs and sporting events but also respects the need for the occasional solo time! He works at Lucozade so there is always a fridge full of beverages to indulge in! Big into exercise also so either at Rox spin or The Regent in Balham.
James is 29 and works in advertising and is in the office 3 days a week. When not convincing people to buy TVs he enjoys watching rugby, films and travelling
Anna is 33 and from New Zealand. She is a teacher, so works on site 5 days per week. Anna enjoys the theatre, travelling and yapping.
During the week we keep things pretty quiet with work, social sport, and being out and about in London. On the weekends we’re typically travelling or out socialising. We often hang out over a drink or while preparing dinner in the flat (and love a trip to the regent!) but we each have our own busy lives in London. We’re all very clean and tidy and we all do our part to keep the flat nice and homely. We would expect the same from our new flatmate.
~ WHAT WE ARE LOOKING FOR IN A HOUSEMATE ~
Ideally, we are looking for a professional female of a similar age to us (29-38) who is a non-smoker.
Our preference is to find a person who we can be friends with and enjoy the occasional dinner or drink together from time to time. However, we each have independent lives in London and respect one another’s space and the need for down time too.
We are unable to consider couples.
~ THE RENT & LEASE ~
The available room is £1195 per month, excluding bills.
You will be joining a new periodic lease. Exiting the lease requires 2 months notice.
The landlord is lovely, very responsive, and always happy to address any issues that arise.
