Huge Double room in Balham/Clapham, SW12

We're looking for a fourth person to join our house in Balham/Clapham South, SW12. The top-floor room is coming up, and it's the best room in the house.

The room
• A very large room (unfurnished) with a bathroom that has the whole top floor to itself. Nobody else's room is on that landing, so it's quiet and private.
• French doors with a Juliet balcony looking over the garden and trees at the back, plus two Velux skylights. It gets a lot of natural light all day.
• Built-in storage in the eaves cupboards, and the room is big enough for a king-size bed, desk, wardrobe and chest of drawers without feeling full. The photos show it both empty and furnished.
• A newly fitted shower room is right next to the bedroom. It has a large walk-in shower with green tiles and a rainfall head.
• The room is let unfurnished. Some of my furniture is for sale if you'd like it (the wardrobe, chest of drawers and desk drawers, for example). Just ask.

The house
• A terraced house on three floors on a quiet residential road.
• A modern kitchen with plenty of space: quartz worktops, a breakfast bar, an integrated oven and microwave, and an induction hob.
• An open-plan dining area with herringbone floors and French doors out to the patio and garden.
• A separate living room at the front.
• 2 bathrooms in total.
• A garden with a patio and a BBQ, which gets a lot of use in summer.

Location
• Clapham South tube (Northern line): 10 minutes' walk. Bank is about 20 minutes away, which makes it an easy commute to the City.
• Balham High Street: 15 minutes' walk. Supermarkets, gyms, bars and Balham station (Northern line and Southern rail).
• Abbeville Village: 10 minutes' walk. It has independent cafés, pubs and restaurants and is great for weekend brunch.

The housemates
You'd be living with Luke (25, accountant), Monty (25, sales) and Ryan (24, accountant). They all work in the City. It's a very sporty, sociable house. The guys often go to the gym together and are big on running, hockey and cycling, so there's always a weekend run, ride or match on. At weekends everyone tends to socialise together too, whether that's drinks, a BBQ in the garden or a night out. We're looking for a working professional who'd enjoy that kind of house. You'll fit in best if you like being active and are up for joining in. Everyone keeps the shared spaces clean and tidy and respects each other's space during the working week.

• Rent: £1,200 per month plus bills (approx. £150 pcm)
• Available from 7th November, and you can move in earlier if that suits.
