Hey everyone! I’m moving out of my flat in Balham for a job overseas and looking for someone to take over my room from December (move-in date is flexible).

It’s a great flat with two genuinely brilliant housemates, and I’ll be sad to leave!

* 📍 Balham – 8-minute walk to the tube
* Rent: £1,150 pcm
* Bills: Around £125 pcm
* Deposit: 5 weeks’ rent (approx. £1,327)
* Available: December, flexible on dates
* Long-term let / short-term considered

The room

It’s a spacious double room with wooden floors and built-in wardrobes. There’s also a separate little desk area by the window, which is really handy for WFH.

Furniture is negotiable depending on what suits you, so there’s flexibility there too – happy to chat as I can leave or remove things based on what u need 🙂

The flat

We’ve got a big, bright living room with sofas, TV and a dining area, a separate kitchen with a dishwasher, a bathroom with a bath and shower, and a private garden.

It’s a really nice space to spend time in, and we spend a lot of time hanging out in the living room watching shit tv!

The housemates

You’ll be living with Josh (28) and David (29).

Josh works in PR, is a big football fan and also loves reading.

David works in sales and is into running, pub quizzes and shit reality TV (a man of varied interests).

Both are very chilled, very funny and just really good people to live with. It’s a relaxed, sociable household where everyone gets along, and we’re very easy re having guests to stay etc.

Everyone has their own thing going on, but there’s always time for a chat, a bit of TV or hanging out together. Equally, everyone’s happy doing their own thing, so there’s no pressure to be sociable 24/7.

Who we’re looking for

Ideally someone around 23–35 (not a hard and fast rule) who’s friendly, clean and considerate, and up for the occasional hangout but equally happy doing their own thing.

It’s not a party house as we’re so near bars and pubs anyway - it’s more somewhere to relax after work, have a laugh and occasionally spend time together.
