This is a warm, cosy double room in a 3-bedroom upstairs flat in an Edwardian maisonette in Balham, shared with two flatmates

The room itself is furnished by the landlady, with a double bed, a chest of drawers, and a nightstand. While this room is smaller than the other two in the flat, you will also have the spare room with a wardrobe. It’s very suitable for working from home as it has a desk and chair in it.

The kitchen and living room is shared and cosy, and is frequently the site of jointly watching garbage tv (tell us your favourite when you write to us!) or sharing work drama after a long day. Alternative sources of chat include updates on the cats that frequent the neighbourhood and whose activities and / or exploits are routinely recorded in the street Facebook group.

As if all that weren't enough, we have access via stairs to a fabulously wild garden out back of the flat, perfect for barbecues on summer evenings scented by lavender and roses. We are friendly with our neighbours downstairs and across the neighbourhood and they have been on hand in the past to help with things like amazon deliveries, borrowing tools, and the like.

Balham itself has loads of brilliant pubs, cafes, and restaurants, all within easy reach, as well as a large Waitrose, big Sainsbury's, an Aldi, and a Co-op only about a minute out the door. It's easy to get home from a night out in central London, but it's pretty lively here on the weekends without going too far.

If you do have to commute in, it couldn't be simpler - approximately a 2 minute walk around the corner to Balham tube / mainline station, with the only danger being the Gail's en route in the morning and the very good craft beer / Thai food place on the way home in the evening.

We have a cleaner come by once a month to do a top level clean of everything, but it would be great to have someone join who generally washes up and keeps things tidy. We also have a rota of (small) cleaning duties each of us does once a week to keep the flat fresh.

The deposit is £769.22. the flat is in Wandsworth Council Tax Band D. Monthly bills come to about £130 on top of the rent of £666.67 a month.
