Calling all new potential housemates!

Ariana has left our three-bedroom house to move in with her boyfriend so without further ado, here's her old room.

The Room

It's a cosy and bright double bedroom, which comes fully furnished with a wardrobe, chest of drawers and a (newish) double bed (with storage drawers underneath).

The House

You’ll be sharing with Paul (that's me) and Gianluca. We're both in our 30’s, are tidy, friendly and sociable people. We enjoy eating together / watching tv etc (when we are all in at the same time) but equally respect each other’s space and do our own thing.

The house has central heating and double-glazing and is well kept by us. There is lots of storage throughout and we also have a large storage unit out the back. There is space under the stairs for bikes (if you have one). There is also the big garden which is brilliant for barbecues in the summer.

Location

If you don’t know Balham, it’s a safe, leafy area in zone 3 with loads of great pubs, places to eat and parks right on your doorstep.

If you do fancy nipping into central London it’s not a problem as the transportation links here are amazing. The house is equidistant between Balham Station (northern line tube and national rail) and Wandsworth Common Station (national rail). A train from Wandsworth Common station will get you into Victoria station in 12mins! Balham to Oxford Circus on the tube takes only 20mins.

For parks, the house is a stones throw away from Wandsworth Common and about ten minutes away from the massive Tooting Bec Common (which houses the biggest outdoor swimming pool in England.) It’s a whopper and is fantastic in the summer.

The Tenancy

When you move in you will sign a new one-year tenancy agreement with us. Bills are shared equally between everyone. We all currently pay approx. £60 per month. This covers everything – council tax, heating, water, electric, TV licence and the wireless broadband.

Your rent is £645 per month with a security deposit of £922. I believe the agency fees are £180 (though that may have changed I need to double check that).
