Single and double room available in leafy Barnes

Both of my flatmates are moving out, so I have a double and a single room becoming available from the 1st January. It's a 3 bedroom flat on the top floor featuring a good sized living room, bathroom, kitchen and balcony.

The double bedroom has a double bed (storage space underneath) large wardrobe, narrow desk different to the one pictured (a bit small for full time WFH) and two nightstands.
The single room has a single bed, a small folding desk, a wardrobe and a nightstand. They both have been recently repainted.

You'll be 2 minutes walk from a small Sainsburys & M&S food, the leafy pond on the green and 6-12 minutes from two rail stations. Barnes features loads of green space and quick access to lovely river walks toward Putney, Kew or Hammersmith.

About me: you'll be sharing with a vegetarian female, late 30's, who works in the evenings away from home and enjoys cooking, reading, spending time with friends and travelling. I love arts, wellbeing activities and being out in nature. I'm open to all ages of flatmates that are clean, considerate and easygoing. No smokers. Small pets may be considered. We have a live out landlord. The rent is £825 for a double and 625 for a single room PCM, council tax £69 & Energy is between £40 & £90 PCM depending on the season. Water and broadband are free.

The prospective tenants need to pass “Open Rent”  rent & affordability checks that may include tenants who are able to provide a UK based guarantor. I'd appreciate if you're 100% sure that you meet these requirements before being in touch.
