We're looking for a new housemate to join our home in one of the best areas of London, just a short walk from King's Cross and Angel.

The room

It's a compact, bright room for one person only, ideal for someone who works full-time and knows how to make the most of a cosy space.

The room includes:

The house has:

3 bedrooms
2 bathrooms
Spacious kitchen
Living room
Private garden (ground floor)

Location
The house is located just off Caledonian Road, next to the canal.

10–15 minute walk to King's Cross Station
Walking distance to Angel
Great transport links, cafés, restaurants and supermarkets nearby

Who you'd be living with
You'd be sharing with two friendly professional women (35–37).

We both work full-time:

One works remotely from home.
The other has a hybrid job.

We're looking for someone who enjoys living in a home rather than simply renting a room. We often cook together, watch TV or have a chat after work, while also respecting each other's space and privacy.

Who we're looking for
Ideally someone who:

Is 30+
Works full-time (no students, sorry)
Is clean, respectful and considerate
Enjoys a friendly, sociable home
Takes care of shared spaces

This isn't a party house, and we're not looking for someone who regularly has lots of guests over. We're hoping to find someone who values a calm, relaxed and respectful atmosphere.

Availability
1 August – 14 September: Sublet.
From 15 September: Opportunity to take over the tenancy until 15 February, with the option to renew annually thereafter (subject to the landlord's approval).
Rent
£791 per month
Bills: approximately £130 per month
If you take over the tenancy from 15 September, there is also a tenancy deposit of approximately £916, payable when signing the contract.

The total cost for the initial period (around 1.5 months) is approximately £1,400, depending on the final utility bills.
