En-suite room in riverside 2-bed, Battersea

Room available in my two-bed riverside flat in Battersea (SW11), taking over from my current flatmate who is looking to move out.

TIMING (PLEASE READ)
The move-in date is indicative for now. It depends on how quickly we find the right person and on the landlord confirming the handover of the tenancy. The notice period still needs to be confirmed by the landlord, but it is likely to be 2 months. Any move-in is subject to the landlord's referencing and approval (income, credit, right to rent).

THE ROOM
Double bedroom with its own en-suite bathroom. There is space for a small desk and chair, which suits hybrid working but isn't big enough for a full-time home office. My bathroom is separate, so you won't be sharing.

THE FLAT
- 75 sqm, two bedrooms, with a spacious lounge
- Kitchen with dishwasher
- Two storage cupboards: one for suitcases and miscellaneous items, one housing the washer and dryer
- Hyperoptic 1GB fibre already installed, with the bill split between us
- TV in the living room that I'm happy to share
- Bedroom windows look out onto a quiet, secure outside space shared with neighbouring flats
- Access to a shared community roof terrace garden
- EPC rating of 86, so the flat stays warm in winter with minimal heating and cool in summer, with ventilation running to all rooms

THE BUILDING
- Concierge who accepts parcels
- Residents' gym with the basics for a proper workout

LOCATION
- Right on the riverside, next to Battersea Reach pier (Uber Boat)
- 8 minutes' walk to Clapham Junction (despite what Google Maps says), then 13 minutes on to Waterloo
- 10 minutes' walk to Wandsworth Town centre

RENT
£1,500 pcm, which is a 51.72% share of the £2,900 current total rent (about £50 above an even split, reflecting the en-suite). The landlord may review the total rent, in which case both our shares would change. I'll confirm the exact figure as soon as I know.

Current bills add up to about £175 per person, depending on the season (closer to £150 in summer and £200 in winter).

DEPOSIT
The deposit shown (£1,700) is the maximum SpareRoom allows in the form. The existing tenancy deposit is £3,346.15, so your share would be about £1,731 (the same 51.72% split as the rent). This will be confirmed once the landlord sets out how the handover works and if there will be a price change.

ABOUT ME
I'm a working professional who takes my career seriously, but I like a laugh too. I'm sporty (running and boxing) and a big film and TV fan.

WHAT I'M LOOKING FOR
I'm looking for someone who wants to settle in and stay long-term.

Three non-negotiables:
1. Rent and bills paid on time, every time
2. Quiet between 11pm and 7am
3. Sharing the cleaning and keeping the flat properly clean

I'm not a party person. I prefer a peaceful, mutually respectful home where time to chill by yourself is valued as much as hanging out together, and where frequent guests aren't the norm. I do have a girlfriend who may be around several times a week, but never in a way that takes over the shared spaces or causes disruptive noise.
