Hi everyone!

I'm moving out at the end of July and am looking for someone to take over my room in our friendly 3-bedroom flat in Battersea.

The room is a furnished double bedroom and comes with a bed, wardrobe, chest of drawers, desk, chair, bedside table, lamp and additional storage space. It gets plenty of natural light and some beautiful sunset views in the evenings.

The flat is shared with two friendly female professionals in their mid-twenties. We're a sociable household and enjoy catching up in the evenings, but everyone also has their own lives and respects each other's space. We're looking for someone who would enjoy being part of a friendly and welcoming home.

The flat includes:
• A shared living room with sofas, TV and dining area
• Fully equipped kitchen with a recently fitted oven and hob
• Shared bathroom
• Washing machine
• Dedicated cupboard and fridge space
• Access to a shared garden for residents
• On-street parking available with a council permit

The location is fantastic, with great transport links and plenty nearby. Clapham Junction is around a 15–20 minute walk away, and there are regular bus routes nearby including the 170 and 44. Within walking distance you'll find supermarkets, pubs, cafés, parks, a lovely riverside walk, and a new gym opening soon.

Rent is £720 per month, with bills typically bringing the total monthly cost to around £820.

The room will be available from late July (exact date to be confirmed, but no later than 23rd July).

Due to the tenancy agreement, we're ideally looking for a professional tenant.

Please note: As part of the referencing process, applicants will need to meet the landlord's affordability requirements. This means having an annual income of approximately £22,000 or more. If you meet this threshold, you should have no issues with the affordability checks.
