Huge double room near Battersea Park + living room

I'm looking for someone to take over my huge double bedroom from 28th November or before in a clean, peaceful flat in Battersea, just minutes from Battersea Park. The room would suit one working professional looking for a calm, welcoming home (female preferred).

You'd be sharing with my two lovely flatmates, both friendly, easy-going professional women in their early 40s ( Italian and Romanian). Everyone has their own routine, but they're always happy to have a chat, share a glass of wine or watch a bit of TV together in the evenings. It's a quiet, respectful household rather than a party house, and everyone takes pride in keeping the place clean and tidy, so they're looking for someone who'll do the same.

The room is furnished, though please note that some of the furniture you'll see in the photos isn't included. The flat also has a huge shared living room, a large kitchen and super-fast fibre internet. Netflix and Amazon Prime are included too, at no extra cost. There's also a private garden for the flat, which is separate from the building but just downstairs and yours to enjoy.

The location is hard to beat. It's a safe, sought-after neighbourhood, with shops, restaurants, bars and pubs all just a short walk away. There are several bus stops a couple of minutes from the door, offering routes in different directions across London, and easy access to Battersea Power Station, Battersea Park station and Clapham Junction.

The rent is £1,045 per month including all bills (£945 rent plus £100 bills), payable monthly in advance. The deposit is £1,200 and is protected with the DPS. Contracts are individual, with a replacement policy so you can leave whenever it fits your plans. The landlords are private individuals who genuinely look after their tenants.

A few things to note: the room is for one working professional only (female preferred), so no couples or students. It's a non-smoking flat, and housing benefit can't be accepted. You'll need to show proof of your right to live and work in the UK, along with a reference from your employer.

The room is available from 28th Nov, and an earlier move-in can be arranged if that suits you better.
