We are two girls (early forties, but writing 'women' made us sound very serious and grown-up) living in a 3-bed house in Belsize Park and as our housemate is leaving the country, we're looking for someone new to take the third double room.

The room is a bright double (facing out towards the back garden) with en suite bathroom on the third floor of the house and will be available after 23rd June. One of us is currently abroad so we'll do initial viewings for people who want to see the room and can then arrange a 2nd viewing when everyone's back in town.

The house really feels like a home and we look after it as if it was ours. As we're long past 20, we imagine this will suit someone in the 35 - 45 bracket, who's looking for a similarly calm and quiet home base. We're keen on someone who appreciates a good laugh, but if you're hoping for a very social house, this wouldn't be for you. We're getting old ;-)

We've lived together for many years and enjoy each other's company but also like (and need!) our own space, so don't worry, we won't impose any forced housemate fun.

The house
Really lovely house with an open-plan living room/dining area, opening up towards a patio and well-kept garden. 3 bedrooms (one en suite) a bathroom that is shared between the existing two tenants and a separate toilet downstairs.

All bills are shared between the three tenants and they are monthly bills (internet, tv licence and council tax) and quarterly gas and electricity (with water twice a year). The monthly average over the last year was £150 per person (less in summer, more in winter with the heating on).
There's then a bi-weekly cleaner and it's about £60-£65 for each clean - on top of the bills.
We pay about £60 for garden waste each year. If the gardening job becomes too much for us, it's also our responsibility to find and pay for a gardener to come by (though this has yet to happen as one of us has been mowing/watering/de-weeding etc.)

The landlady lives abroad but has a small box room in the house and might come by once a year for a short stay to help sort out any house issues or do bigger projects in the garden.

The room
A bright double, comes furnished with a big wooden bed frame, decent size built-in wardrobes, a small en suite bathroom with shower and a small bedside table. There is currently a small desk and chair by the window in the room, with a different configuration of the bed to how it's in the picture. That's because our last housemate needed a desk to work from home and offered to leave these to the next person. If the desk and chair aren't needed, they can be removed.

The area
Close to Belsize Park tube (About 6 min to walk) and not far from Chalk Farm with bus options in several directions. Hampstead Heath is really close by and the whole area is filled with lovely cafes, bars and restaurants plus all the amenities you need.

What we are looking for:

- A friendly person who can laugh at themselves and is used to sharing space
- A responsible female professional with fairly regular hours. (It's unfortunately not suited for someone who works nights or gets up at 5 am as sound travels very well in the house and it's not possible to quietly sneak in and out without waking the rest of us up. For the same reason, it's not ideal for having partners stay over regularly either.. ;-) )

What our landlady is looking for:

- Someone who appreciates a well looked after house and who is happy to help maintain it this way
- Someone who can provide the usual references and proofs of identity required when renting

We'd like to think that we can hold a conversation about most things but topics that frequently pop up are work woes, celebrity gossip (one of us more well informed than the other), how annoying it is to have to feed yourself every day, the world and all its madness, and our general appreciation of cats/cake/the arts.
