Bright double in period Walthamstow Warner flat

A furnished double room is coming up in my Warner flat in Walthamstow, near the marshes. It's available from 1 November.

The room has a double bed, wardrobe, chest of drawers and a desk with shelving. It has a period fireplace and a south facing window, so it gets the light most of the day. The walls are neutral, so it's easy to make it your own.

The flat has wooden floors and lots of light. The kitchen was fitted recently and has a new dishwasher, washing machine and new appliances. The bathroom has been redone and the water pressure is good. Out the back there's a south-facing garden with a patio.

There's also a small third room. Until December a friend is staying in it, and after that it becomes a shared spare room and study, so there's somewhere extra to work from home or put up a friend.

About us
It's me (Nick, 40) and Sam, my cocker spaniel. I work from home some of the week in a dedicated work space. I like cooking, reading and board games, and I'm out walking on the marshes or in Epping Forest most weekends. I'm happy to share a meal or have a chat in the evening, and just as happy to leave each other be.

Sam is friendly and a bit excitable in typical cocker spaniel fashion. He will greet you when you come home, and he does best with people who take an interest.

Who I'm looking for
Someone 30+ and working, who's tidy, considerate and likes dogs. It's an LGBT household. Sorry, no couples or smokers.

Getting around
Blackhorse Road (Victoria line) and St James Street (Overground) are both 5 minutes' walk. There are plenty of shops, cafes, restaurants and breweries nearby, and Walthamstow Village is a 20 minute walk.

Bills
All bills included: broadband, council tax, utilities.
We do pay a cleaner as additional at the moment, but we can chat about that if we think it's necessary.

Minimum stay is 4 months. £1100 ono (more interested to find the right person!). Message me if you're interested in a viewing.
