Hi!

I'm looking for a female flatmate to move in from **29th August**.

I'm looking for someone in their late 20s or 30s who is professional, sociable, clean and respectful. Ideally someone who's independent but also up for the occasional catch-up over a glass of wine or dinner.

The flat is in **Blackhorse Mills**, just a 2-minute walk from Blackhorse Road station.

The available room is on the 10th floor overlooking Walthamstow Wetlands. It's south-west facing, so the sunsets are incredible, and it has direct access to our large balcony. The room comes furnished with a super king-size bed, bedside tables, a double mirrored wardrobe, additional storage and under-bed drawers.

The room also has its own **private ensuite bathroom** with a shower, toilet and sink, so you'll have your own space without needing to share a bathroom.

**A bit about me**

I'm 29 and run a culture marketing agency. I mostly work remotely and split my time between home, the co-working space downstairs (I can't focus in the flat!) and cafés or co-working spaces around London.

Outside of work, I'm into wellness and spend a lot of my free time going to the sauna, running or heading out on day trips. I also travel a lot for work, so I'm usually away for at least one to two weeks every month.

Home is definitely somewhere I like to switch off, so I like the flat to feel calm, clean and cosy. It's not a party flat, but I do occasionally have friends over for wine and dinner or to sit out on the balcony in the evenings.

I'm looking for someone who'll treat the flat like home, is considerate, tidy and easy to live with.

Bills come to approximately **£155 per person, per month**, including council tax, utilities and internet.
