Two of my current flatmates are moving out, and I am staying in the flat, so I am looking for two new flatmates to join me from September 1st 2026.

Rent: £1000 per person per month.
Bills: shared equally between the three of us, approx. £60-80 per person per month. [Electric, Heat and Wifi]
Deposit: 5 weeks rent + first month advance.
Available from: September 1st 2026.
Flat: 3-bed flat
Location: 2 Sophia Close, N7 8SR
Nearest station/bus: 2 min walk to Caledonian Road Tube Station [Piccadilly line], 8 min walk to Caledonia Road & Barnsbury Station [Overground].
Contract length: 1 year at least.
References: Either UK based guarantor/ income/savings required by the agency in their background check.
New flatmate preference: Masters/ PhD Student preferred, open for Professionals as well (council tax is 180 per month for the property currently)

About me
I am a PhD Student in Economics at London Business School (age 23) and will continue living in the flat. I am quiet, clean, respectful, and easy-going, and I am looking for flatmates who are also tidy, considerate, and reliable with rent and bills. Hobbies: Beach Volleyball, Cricket, Gym.
No smoking is allowed in the flat.

About the flat
The flat has a medium sized shared kitchen, washing machine, dryer, storage room. It is quiet, bright, close to a number of shops and restaurants, 2 min walk to Sainsbury, Tesco, Nisa Local, safe and secure location, excellent for the price point and location. About 25 minute commute door to door to LBS, 15 minute commute door to door to LSE.

Available rooms
There are two furnished (with bed and wardrobe) rooms available with one shared bathroom between them. Both are suitable for one person each.

Room 1:
Ground Floor, spacious double room with access to a small backyard.

Room 2:
First Floor, double room, opposite the shared bathroom.
