Convenient sunny double room, own bathroom

About the room: This is a bright, southeast-facing room, so you'll enjoy plenty of morning sunshine, especially lovely during the winter months. As it's on the first floor, it also doesn't overheat too much in the summer.

The room comes furnished with a double bed and a nearly new wardrobe. I also have a height-adjustable desk that I'm happy to sell for £30, or I can remove it if you prefer.

Although the bedroom itself isn't very large, you'll have access to a spacious living room with plenty of storage space that you're welcome to use. You'll also have your own bathroom, as my flatmate has an en-suite.

About my flatmate: My flatmate is a pharmacist in her twenties. She's easy-going, considerate, and very easy to live with.

She has an adorable cat called Luna, who is an absolute angel. Her boyfriend also stays here, but he's very quiet and polite and rarely uses the shared living areas.

About the location

The flat is in a fantastic location: less than a 5-minute walk to Caledonian Road Underground Station.
A bus stop is directly opposite the flat.
Tesco and Sainsbury's are both within a 5-minute walk.
Morrisons, Waitrose, and Aldi on Holloway Road are around 15 minutes on foot.
Caledonian Park is less than a 10-minute walk away, offering beautiful green space, peaceful meadows, and outdoor gym facilities.

The rent for single occupancy is £895 (exc. bills)
My flatmate is also happy for couples to move is, which would be £1120/month (exc. bills), but only one person can be on the contract.
Council tax band D: £2108 annually which will be split among all flatmates, so around £44-£60/month/perosn.
The total energey/water/wifi/bills are £40 (summer)-100(winter)/month/person

It's hard to beat this price for the area, especially considering you'll have your own private bathroom.

You'll also be able to sign a formal tenancy agreement through the landlord's letting agency, which has honestly been the best agency I've dealt with during my ten years in the UK. Their service is outstanding. For example, when I reported a minor maintenance issue, someone came to fix it the very same day. On another occasion, I accidentally locked myself out while my flatmate was away, and they sent someone to help within 10 minutes, even outside normal office hours.
