Double room near Islington!

My flatmate is moving out so I’m looking for someone to take over her room in our two-bedroom, one-bathroom flat near Caledonian Road. Move-in date is December 18th (don't think there's flexibility on this sadly).

📍Location:
* 7-minute walk to Caledonian Road Station (Piccadilly Line)
* 15-minute walk to Highbury & Islington Station (Overground and Victoria Line)
* 30-minute walk to Kings Cross or Angel Islington
* Great cafés, parks, and pubs nearby

🏡The Flat:
* Really nice, modern interior with an open-plan living room and kitchen on the 1st floor
* Your room: furnished double bedroom with space for a desk. The big and small metal shelves are my flatmate's so that will be removed (room size is 3.51 x 3.05m)
* WFH welcome in your room, just not in the communal spaces
* Balcony overlooking the communal garden
* The building is quiet and secure, with a resident gym and a 24/7 concierge
* I've lived here for 3 years now and really love the flat and area, so really hoping to stay on!

💸Rent & Bills:
* £1,225 per month (water included)
* Utilities (electricity, WiFi, council tax band E) come up to around £190-220 per month
* £1,224.23 deposit, protected by the DPS

👤About Me / Who I’m Looking For:
* I’m 28, working in tech, regular 9-5 (hybrid WFH/office). Major foodie and am an extroverted introvert that enjoys a good mix of hobbies: hiking, concerts, bouldering etc. I like hosting get-togethers every now and then. Have flatshared for many years and really value direct, honest communication.

* I'm looking for someone (preferably woman/NB) who's around their mid-20s or early 30s and have a similar lifestyle. Long-term stay preferred if all goes well. Ideally you’re clean, considerate, and respectful of shared spaces. I’d love to find someone who’s happy to share a glass of wine occasionally, and genuinely wants a comfortable flat atmosphere. Queer-friendly and anti-racist household.
