Not a full-time residential let. The room must not be your only/principal home and is not suitable for address registration (council tax/GP/bank/voting).

Priority studio use (fixed): Tue/Thu/Sat 09:00–21:00 (plus any additional slots shown in the shared calendar). You must vacate and hand over the room pristine before any booking (sofa-bed folded away; bedding stored out of sight; desk clear; no personal items visible; no laundry drying; no food/odours).

Rules: no parties, no loud music, no overnight guests, no smoking/vaping/candles, no extra furniture, no storage in common areas, no sub-licensing.
