The Room:
The room fits a double bed with plenty of space. The room can also easily fit a vanity, desk and clothes rack, although the room comes with built in storage in the corner of the room. The room does come with a bed frame and mattress, let us know if you’d be coming with your own large furniture.
The Flat’s Location:
The flat is very well located, it’s a 10-minute walk to Denmark Hill (Overground and Thameslink) and East Dulwich (Southeastern). The closest bus stop is 2 minutes away with 4 bus lines (185, 40, 176, 68) all going into Central London. Camberwell High Street and East Dulwich High Street are 10/15 minutes away by foot, and you can get into Peckham in 20 minutes by foot. Right by the flat is a large Sainsbury’s which is a 2 minute walk, there’s also an M&S and Tesco Express 10 minutes by foot. The flat is located on a really quaint street with Ruskin Park being a 5 minute walk away.
Accessibility:
Whilst the flat is across one floor and the building has a lift, it is not wheelchair accessible as there is a set of stairs to the front door (level 1.5 flat).
Amenities:
The flat has a living room that opens up to a small balcony that overlooks a patch of green and lovely trees. The bathroom has a bathtub with shower head and the toilet is in a separate space. The kitchen is fully equipped with a washer, tumble dryer, oven/cooker. There is also a kettle, microwave, coffee machine and air fryer. There is a community allotment right by the flat that we tend to, we have our own allotment where we grow all types of produce.
The Contract:
The property is let as 4-bedroom flat through Foxtons. The agency asks for proof of income and/or a UK guarantor. It is managed by the landlord who is really respectful and prompt with repairs. He has fixed us with a brand new dryer and cooker/oven at the beginning of the tenancy and recently, a new fridge. You can redecorate your room, including wall painting, as long as it returns to its original look when you leave.
The total rent of the flat is £3000. The contract is rolling, and transferrable, in the event you require someone to take over your tenancy. Rent is due in full on the 9th of each month, all tenants must transfer the rent to the lead tenant a day before.
Move in:
The latest move-in date is September 9th, this date is flexible and can accommodate an earlier move-in time. The deposit must be paid before your agreed move-in date and rent should be ready to be paid monthly on 9th.
Bills:
Bills are approximately £100-150 depending on the month (gas, elec, wifi, water, council tax & communal house bits like toilet paper, cleaning products etc).

What we’re looking for:
This is a household with a preference for no pork in the fridge. We take routined, initiative-led cleaning seriously in this flat, this ensures the space is enjoyable and comfortable. We would love to have someone who will treat the space as a home and contribute to its cleaning and upkeep. If you love to make a place your space with art, plants, books, trinkets etc this would be suited for you! We do burn incense so if you have asthma or respiratory problems please let us know.
About us:
We enjoy a relaxing, lighthearted and playful atmosphere in this flat. The living room is really the heart of the home! We enjoy playing music and watching films on our soundsystem speakers, occasionally have friends over and host dinner parties and gatherings. We like to throw a party 2/3 times a year, usually to celebrate birthdays or NYE. We all have family homes outside of London, so we’re sometimes away for a couple days at a time.
We all have our varying schedules, some of us work from home and in the office. If you are seeking a super quiet house where people keep to themselves then this might not be for you! We spend time together in the living room and out the house as we are friends first and flatmates second, but we really want our new flatmate to feel no obligation to hanging out should they want to have some alone time, or if they’re naturally more reserved!
You'd be living with three professionals in their mid to late twenties with differing schedules (some freelancers). Ideally looking for another working professional (UC accepted) or PG student in their mid to late twenties/30s.
