Two furnished double rooms in a ground floor split-level maisonette in Camden Town, both free from 1 September. I'm Will, I already live here, and I'm looking for two housemates to fill them.

The Rooms:

Both are on the first floor, next to the bathroom.

Bedroom 1 is 4.46m x 2.99m, the larger of the two, at £1,008.59 a month with a £1,163.75 deposit. This room faces the front of the property, and keeps nice and cool in the summer. It comes fully furnished: double bed, desk and chair, chest of drawers, wardrobe and mirror all stay with the room, and the bedframe and mattress are brand new (picture still shows the old one). A dog lived in it up until recently, so the carpets have since been professionally deep cleaned.

Bedroom 2 is 4.13m x 3.01m, at £999.18 a month with a £1,152.90 deposit. This room faces the back of the property, overlooking a private green space. It gets a ton of natural light which is lovely in the darker months! It has a large built in wardrobe, and the bed is included. The rest of the furniture belongs to the current occupant Lucy, who would like to sell them on.

The Flat:

A split-level maisonette with its own front door, about 90 sq m in total.

The kitchen is lovely and airy, with a table, washing machine, dishwasher, large fridge-freezer and plenty of storage, including a pantry. There are two bathrooms: a toilet downstairs and a full bathroom upstairs with a big bath and shower over it.

There's a private south-east facing garden. It's only accessible through my room, but I'm always happy to provide access!

There's also a small spare room (Bedroom 3 on the floor plan), currently used for drying clothes. The landlord is turning it into a lounge with a small sofa and coffee table.

The landlord is private and very responsive, and we deal with him directly. I've lived here since May 2025 and have never had an issue that wasn't sorted straight away. Since taking all the photos for this listing, he has made many small improvements to the property.

Contracts are individual, which is much more secure for the tennant

Bills and Council Tax:

We split water, energy and wifi, which sits around £70 a month each.

Hot water is unlimited and unbilled. Each room controls its own temperature with its own radiator, so we can all stay warm all winter with no cause for concern.

This is currently a student household, and I will be a student until I complete my undergrad in June/July. Professionals are very welcome to enquire about the flat, but be aware that council tax will be split between professionals only.

We're Band D, monthly council tax rates under different tenancies are as follows:
- Both rooms to students: the flat is fully exempt and nobody pays anything.
- One student, one professional: 25% discount applies. ~£138 a month and the professional covers it alone.
- Both rooms to professionals: ~£184 splits two ways at ~£92 each.

Bear in mind, I will no longer be a student in June/July and will start contributing then, which would bring the bill down to ~£60 pcm each with two professionals.

Location:

- Mornington Crescent, Camden Town and Camden Road stations are all within about 5 minutes' walk (Northern line and Overground).
- Santander Cycles dock across the road.
- The Royal Veterinary College is a few minutes' walk away.
- Buses on Pratt Street and Camden High Street include the 24, 27, 29, 88, 134, 214, 253 and 274, plus night buses N5, N20, N27 and N29.

About Me:

Will (27, M). Currently studying Computer Science at UCL, in the final year of my undergrad as a mature student. I love cycling, climbing and generally tinkering/fixing things. I keep houseplants and am slowly adding more to the common spaces. I play guitar in my room from time to time, am interested in urban planning and I'm vegetarian.

I'm very sociable and have enjoyed a very close knit house here with the current housemates - we often eat together or go out for walks. That said, personal space and privacy are always respected and there's no obligation to socialise here!

I have lived happily with both men and women and enjoy living in a mixed household.
